Exhaust fan for downstairs unit.
Hey Guys and Gals,
Downstairs condo bathroom without an exhaust fan. It does have a window. The buyer would like a fan. Exterior wall is in the tub/shower, so no go thru the wall. Without knowing the direction of joists, and assuming they will cause issues, any options for removing the moisture laden air I am not aware of???

Hot Water Heater - anode
Had a call from a client that is buying a new hot water heater. He is concerned that the sacrificial anode in the heater is aluminum and wonders if the aluminum contaminates the hot water

You recently posted, via way of a letter crafted on your company letterhead, as penned by someone representing themhelves as an attorney... certain accusations, possible misinterpretations, and threats of legal action against members and/or anyone who posts derrogatory commentary regarding yourself or your companies. This extended to questions regarding barter income, which we maintain we have the absolute right to ask and research as individuals and as members of this association.
Do you give permission to bring those specific posts into the non-Members Only section of this message board. we think it is imperative for anyone who chooses to question your programs to be aware of the threats of legal action yoou have taken.
As the dicussion on barter income started in Misc, and YOU chose to return to the comfort of Members Only, dont you think its appropriate to bring the discussion and your attorney's position into the blinding light of the public-at-large. As she is an Officer of the Court, I am unsure of threats of legal action on a privately owned message board are protected by law.

6x6 Posts on 4x4 Anchors
I have just inspected a pergola -free standing trellis- with four 6x6 posts, 12-feet high, anchored to the patio slab by metal anchors set in concrete. Each post is secured with two half-inch through-bolts with washers. However, the metal anchors are 4x4. The builder cut a deep vertical groove (about 12-inches) up the bottom of the posts to accept the metal bracket, then sealed the cut. Is this to code? Do 6x6 posts require 6x6 anchors, or are 4x4s acceptable?

Hanging light in bathroom
I know about the rule of no hanging lights within the 8 foot and 3 foot rule for bath tubs.
Does that also apply to a stall shower?

Water Heater in crawlspace
I came across a 40 gallon, gas water heater perched up on cinder blocks sitting inside what is the sump pit. The pump itself is sitting next to the blocks, and the top of the pump fairly even with the base of the water heater. The water heater is less than 5 years old and has some corrosion at the base. Everything about this set up tells me no! no! no!
Any thoughts? I'm a first time poster on here and not seeing how to attach photo. Thanks for any comments.

Anyone know a good roof rack for a ford explorer?
Radon Training - NEHA and NRPP Approved
Last week I submitted my application to NEHA to be a certified radon measurement provider. I listed InterNACHI as my 16 hour pre-licensing training provider. Today I received my certificate from NEHA in the mail.
Thanks InterNACHI for providing top notch radon training. By having InterNACHI's free class approved, I saved several hundred bucks in travel and training costs.
By the way, the InterNACHI class is great a preparing your for the exam that is required by NEHA and offered thru LaserGrade.

I am helping my sister in law (insurance broker in Toronto) create a new E&O and General Liability insurance program to help out all of those who aren't happy with their coverage or their rising premiums.
So far, they have agreed to education as a factor for pricing your rates. They have also agreed to your rates being based on the volume of inspections you do each year (a twist on pay per inspection).
She would like to know what added coverage some of you would enjoy as value to your coverage (free). For example, covering stolen or damaged tools and equipment? (ir camera, testing equipment, etc)
They also do vehicle coverage so combing will save you even more.
Email me all of your suggestions even if you are thinking way outside the box or feel it may be asking too much. They are being incredibly receptive and really do want to create a policy that offers more for less. This could be a great opportunity for all of us. They can insure in every province.
Also, if anyone is willing to send me a copy of their current policy, that would also help her to find where premiums are being "fluffed" and remove them to bring down prices.

Any ideas on how to get The News interested in Thermal Imaging?
Thermal imaging obviously offers some huge benefits that 75% of the public are clueless about. There was a story last week on prime-time news about general Spring Season home maintenance that was basically common sense.
If an HVAC company can get interviewed on prime-time news about how it's a good idea to look over your swamp cooler before using it in the Spring than it seems like thermal imaging would be a definite news story.
Have any of you ever tried or managed to get the news interested in covering a story about thermal imaging? Any ideas that might peak enough interest to where The News might be interested in spreading the news about thermal imaging?

Matter of fact, you'll cringe when you still get those calls "How much do you charge for a home inspection?"
An inspector should obtain a greater numerical mean inspecting small-mid-size commercial buildings in seven working days than the revenue a good-great inspector nets monthly.
You should garner a commendable six figure income each year regardless of how the housing market fluctuates.
My crew and I began this inspection at 9:00 this morning, we were completed at 2:30 this afternoon. I have a system which is fail-proof if contemporaneously initiated.
I'm more than willing to train anyone free of charge, no catches, I want nothing in return, just seeing people succeed in this business is enough gratitude for me, which is not complicated, many people are intimidated, you shouldn't be.

Fingerprinting Texas Home Inspectors
If I read your new Bill or whatever with proposed new insurance requirements right, youse guys have to be FINGERPRINTED on every renewal. OR am I missing something and read this wrong.
I've seen some professions make members get fingerprinted on application, BUT not each time they renew. Have lots of your people been involved in gun fights, selling cocaine, rape, attempted child molestation, running guns, etc?
I know over the past 4 yrs in Missouri we've had a lot of Realtors get involved in that sort of stuff BUT I didn't think the Texas inspectors had been super bad boys to rate that type of treatment.
