To all Canadian Inspectors
Claude and Bill should be made to publicly address "all NHICC card holding members " including PHPIC & ENIEB and by issuing a press release with a full formal apology.
A public section of their website should directly address any miss stated representation so there is no misunderstanding of what has been less than truthful promotion from a body promoting itself as a quasi public authority with high standards.
Since they play fast and loose with facts it calls into question other aspects of NHICC and PHPIC.
NHICC/PHPIC were not and are not compliant with SSC standards - CAN P9.
This has been confirmed by Standards Council Canada who have issued formal requests to have the erroneous statements removed.
Formerly NHICC stated openly and from day one on their website the following, which since has been updated recently due to complaints to Standards Council of Canada, and ICE - Institute for Credentialing Excellence.

In addition, all roles and responsibilities related to the NCP explicitly

Standards Council of Canada has informed them to remove the erroneous statements as well.
But at this point in time PHPIC is not in abeyance.

No other Canadian professional home inspection association can match the credentials of a PHPIC inspector.
PHPICs, PHPI inspectors are the only Canadian Home Inspectors who have received accreditation through an independent certification body.

Council of Canada, CAN-P-9 criteria.
NHICC also misrepresented talks with CSA, this too created a storm of controversy and again NHICC was taken to task for embellishments which upon further investigation and discussions with CSA turned out to be a continuance of exaggerations.
Ditto statements about NHICC and the Institute for Credentialing Excellence - ICE.
Many of us are fed up with NHICC/PHPIC setting rules they themselves don't abide by will continue to monitor NHICC/PHPIC for inappropriate misleading statements, and will continue to inform the appropriate overseeing bodies should NHICC/PHPIC fall short of quality characteristics of their professional commitment and to ensure its credibility are sound and reliable.

Jesus KRIIIIIST, many homeowners have 1 area, 1 exterior crack in block wall, like a corner (see my stinky but real g dang photos), so...all they need is THAT small section done,waterproofed outside....cost between 1,000--1,200 most of the time VERSUS, NOT fixing that crack correctly from the outside and instead having some inside system company recommend and install an interior system, often w/sump pump that will NOT 'stop' the water from where its coming in!!!!! And, it'll cost alot more than 1,200!!!!

A new one for me - any ideas?
Inspected an 1880 shotgun, barge board framing, pier and beam construction. There was a wire cable stretched between the two side sills, in about the middle of the house, and clamped on both ends. It was inserted through a drilled hole in each sill.
I inspect a lot of old houses and have never seen anything like this before. Any ideas?

Anyone bilingual in Tampa?
Spray Foam and Fiberglass Insulation
Yesterdays inspection had an unvented attic space with spray foam insulation on the roof under side. It also had loose fill fiberglass on the attic floor. Does the added fiberglass compromise anything with the unvented attic space. Also there were a couple of spots that were open in the soffit areas where condensate lines exited through the soffit and the ceiling over the front porch had vented vinyl siding.

This home had many items that I could have entered into this months contest but I chose the water heater flue. As you can see in the pictures the single wall flue completely failed in the attic. The water heater was about 25 years old. There was no TPR valve at the water heater.

Aux panel. green ground screw installed
This home was built in the early 90s. The main panel in the basement is all Romex. The owner added a second attached garage. The aux panel in the garage is all conduit. There are no separate ground wires in the panel. The green ground screw is still installed so therefore the neutral and ground are still connected. The owner says his union electrician installed it and it is correct. Another opinion? Thanks, Ken

Renewing TREC Lic online
Ok this is lame.
I usually take my CC's and application to the TREC office in Austin.
I went there and they have moved downtown so renewing for the 1st time online cos downtown parking insane.
I started the process thinking it would get to the point to upload the CC certificates. I paid and all and then nothing else.?
Now reading over all the gobble gook and I think it is telling me I cannot renew online unless they have received the CCs 10 days beforehand.
Oh brother-- do I need to go there after all?
Also red it says I will be inactive until then. That better not be true. Its not up for renewal til end of April.

Range/oven wiring
During yesterday's inspection I turned on the oven while I was looking at the electrical panel panel. I measured the amperage on the two sides of the 240 V breaker; one side measured .3 A and the other side measured 4.8 A.
The circuit had no grounded conductor/neutral installed, only a grounding conductor. Wouldn't the difference in amperage indicate this appliance has 110 V components and a grounded conductor/neutral needs to be present?

Onsite today ran into this crack in the driveway. Obviously follows the lip footing. North end is raised about an inch, South end about a quarter up. This is normal in freeze / thaw but this area raising and that much ?? That Palm wouldn't have a root system that would reach the drive would it ?? No sinking further out other end of the slab. What is pushing the slab ?

EMF-Electromagnetic Field/Radiation testing
I am interested in offering testing for EMF's and Radio Waves on homes as an ancillary service to Home Inspections. I have had some requests since there are high power transmission lines going through our town and some neighborhoods. Does anyone currently offer EMF testing? Patio Enclosure distribution
Questions for today's inspection.
Home has a dual fuel 11 year old forced air, heat pump system.
A 9 year old gas water heater in an unfinished basement venting to a metal chimney.
Patio enclosure (uninsulated), there are 2 distribution openings at enclosure. ducts much larger than the rest of the system.
There is a open vent at enclosure that terminates by the furnace. The furnace is high efficiency vented to exterior with intake from exterior.
The only reason I can see for the opening is for make up air for the water heater, seems like a waste of energy to me.
I think heating, cooling this enclosure is a waste of energy.
What are you thoughts on the openings to the enclosure?
Also the A/C lines were held to the sub floor with modified plumbing piping, seems like an unorthodox method of hanging the lines. Any thoughts there?
One more question.
Home has a balancing, zoned distribution system, as a generalist I would not be testing the effectiveness of this system, what about you?
