Insurance and ungrounded electrical systems

Fri, 04/26/2013 - 11:40
I know that insurance carriers frown upon fuse panels. What about when they replace the fuse panels with new breaker panels, but leave the old, ungrounded branch wiring system in place, and they consider it acceptable?
Does anyone know of any providers that frown on leaving the ungrounded system in place? I see it this way, way too often and am just curious. One would think that this should have to be updated as well, when the panel & service are, for safety purposes, especially with today's lifestyles and modern electronics, appliances, etc.
Thanks in advance.

High rise condo HVAC question

Fri, 04/26/2013 - 10:57
I am doing a high rise condo on the 23rd floor of a fairly new building. I am pretty sure it is a water source heat pump....
Question: Are these systems in high rises set up to be in one mode only depending on the season?...In other words during the winter are you only able to turn on the heat setting of the HVAC for these water source systems....and during the summer months only able to use the cooling setting?
I am assuming that the only thing inside the unit is an air handler and some coils

Low-E coating gone bad?

Thu, 04/25/2013 - 23:45
Half of the sliding door had this "condition". At first, I thought it was a broken thermal seal, but under closer investigation, it looked more "metallic". Is this a Low-E coating that has gone bad somehow? Thanks guys.

New Canadian Internachi member seeking hands on experience

Thu, 04/25/2013 - 20:35
Hello everyone,

I am trying to get some hands on home inspection experience. I recently completed the Internachi inspector's exam and have completed various other courses (30) . I live in Ajax Ontario and am trying to find inspectors or companies that would allow me to tag along and learn from their inspections. Can anyone provide me the name of an inspector or company that might fit the bill ?. I don't want to create/upload a website or go through the business card/pamphlet/real estate agent process until I actually have experience.

Any information would be greatly appreciated. Thanks

Missing Neutral ?

Thu, 04/25/2013 - 13:37
No neutral coming out of the raceway. Double tapped grounds in what I thought is the neutral lug. Is this a dangerous situation if grounding is interrupted. I need some serious help with this one. Thank you in advance

BTW I'm trying out google drive....let me know if I should post the pics directly.

Radon Tests

Thu, 04/25/2013 - 12:53
An agent sent me an e-mail asking me---
please don’t ask buyers if they want a radon test. Please only say that you can do them if they bring it up themselves. Discussing this test with them after the fact can mess with the agreed upon purchase agreement and cause issues for us inside the deal.
How do you handle radon tests in a transaction?

1st Coast Chapter of InterNACHI forming in Jacksonville

Thu, 04/25/2013 - 00:47
Good evening all,

Since there does not appear to be an active chapter in the Greater Jacksonville area and there are approximately 100 InterNACHI certified inspectors in Jacksonville, it is my intention to form a viable InterNACHI chapter serving the Greater Jacksonville area. The chapter will be called the 1st Coast Chapter of InterNACHI (with InterNACHI's approval) of course. The goal or mission of the chapter will be to promote the professional home inspector profession and InterNACHI in the greater Jacksonville area (Northeast Florida). All professional inspectors in the Greater Jacksonville area are welcome and encouraged to participate. I hope to be working with Nick and the staff at InterNACHI to set up a chapter website and really drive the Jacksonville market. Any professional inspectors in the Jacksonville area that would be interested or willing to help get this Chapter up and running, please contact me. I could also use some help and/or guidance from other Florida Chapter leaders who have successful chapters.

When should I have post mold inspection done?

Wed, 04/24/2013 - 05:08
I will have mold remediation company come in to take care of elevated-level of mold, mainly cleaning the carpet and hvac. I would like to have post mold inspection done afterwards. How many days should I wait to have the test done? Just in case, no live mold returns :-) Please help! Thanks.
