Ground/neutral separation

Are there any exceptions to the ground/neutral separation requirement in panels that do not have a service disconnect in the panel? I have a 400 amp service, two 200 amp disconnects in a switch panel (big switch on side of panel to disconnect the service), panels located on each side of disconnect panel with grounds/ neutrals mixed. Wrong?

Hello Inspectors,

If you are using a fillable form to complete you Wind Mitigations, you need to print them as PDF prior to sending them. If the fillable form is sent out, it can be altered by anyone. It also confuses the agents. (That's how I get the call).

If anyone doesn't know what I'm talking about or is unsure. Feel free to call or PM me.

Hey Gary do you know what that white stuff is I know you prolly never get a chance to see this stuff from the ground as birds are like me they like the view from the highest part of the roof lets one see it all in one view.

This morning inspect was a nice one I actually ran up the valley

100A main to 100A sub, sub has two main breakers

Seems an odd setup. Why would the sub-panel have a 100A disconnect at the main panel, and another 100A breaker at the sub-panel?

Large Home Electrical Demand

200 amp meter and main breaker. One, full main panel, and two sub panels: one 100 amp for addition, one for separate A/C of 50 amps. Total of 1,180 amps of breakers, 13 of which are all 220's.

Too much? Local licensed electrician says that by NEC code, it totals up to be 190 amps, and the meter is adequate for this size of home.

7,500 Sq. Ft, three A/C units, two kitchens. 6 Baths.

Opinions?

I mad insane House Special Fried rice. Chick, Beef, Pork and assorted vegs,

Best I've ever made.

Only issue is they do not sell 1 to 2 dollar packs of meat and I like a varity so I end up with damn near a 5 gallon bucket :)

I even used Brown and White rice for texture contrast.

If you are hungry and nearby I-95 and Griffin call me at 954-922-0584 and come get a bowl.

You can even meet the black sheep of interNACHI in person :D

How to integrate this into website?

Years ago we made the mistake of allowing payment at closing. We are trying to untangle that web (chasing 30k just in the last year ugh!) and have thought of requiring payment on the website via credit/bank card first to access the report. Basically pay, get a password after payment verified, download report. Any done this or have any suggestions? I can build simple websites, but this is way beyond me lol.

Bought a new cordless tool set the other day and it had a catalog in it for additional tools that will work with the batteries. Thought I would post it here and see what you pro's think. I will not be purchasing one for a while but would like to add this to my arsenal. And by this I mean thermal Imaging. Take a look and tell me what you think. Bottle feeding R-22 Refrigerant

With the MFG of R-22 being limited in production less each year until it is discontuined I have noticed the cost of R-22 has shot out the roof. Thus it brings out the less than honest contractors and home sellers.

I have encountered A/C units lately during my inspections that I suspected had refrigerant leaks that were never repaired and the contractor just kept adding refrigerant every year. This is very hard to determine and most of the time is speculation only as there is no real proof bottle feeding is taking place.

As the owner of bottle fed A/C units it would be a requirement to disclose this in a Real Estate contract, but it would be rare for full disclosure.

Melting Siding

My daughter just bought a brand new house and just closed about a month ago.
I inspected it for her and even went through a final walkthrough with the builder.
So I have walked around the outside of the home several times. Yesterday when I was there all of a sudden Boom I noticed melted siding on the northwest wall and the southwest wall at the corner of the garage. The true outside corner faces due west. I know that melted siding is a lot of time blamed on sun reflecting off windows next door, but this is a new neighborhood & there are no other homes yet within several hundred feet. Also we have been hard pressed to get any hot days here yet to speak of. Could this be such cheap siding that it can't withstand the sun??:mad:
